What changes

You already have a system. It is just made of paper.

Most Ghanaian portfolios run on a spreadsheet, a WhatsApp thread and somebody’s memory. That works until it is four buildings and two staff, and then it stops working all at once.

An imported system will get the tax wrong

Ghanaian indirect tax is not a percentage applied at the end, and rent does not arrive by card. These are not settings on a foreign product — they are how this one was built.

The levies stack correctly

NHIL, GETFund and the COVID levy compute on the net, and VAT computes on net-plus-levies. That compounding is what makes the effective rate what it is, and it is applied where the invoice is raised rather than at year end.

Mobile money is a first-class payment

MTN, Telecel and AirtelTigo, plus bank transfer. A resident can also declare a payment made outside the platform — it stays a claim until a person confirms it, and the confirmation is what posts.

Withholding tracked as a liability

Qualifying supplier invoices carry withholding, held against a remittance record rather than netted quietly into income.

Ghana Card verification

Identity, ownership documents and a payout destination checked before a listing can go live — and the tier that results drives where a property ranks.

How the promise is kept

These are not promises. They are limits we cannot lift.

Anyone can say they keep agents out. These three are built into how Domicium works, so they hold whether or not anyone is watching — and they apply to us as much as to anyone else.

Estate agents cannot list. There is no way in.

There is no estate-agent account on Domicium at all — nothing to switch on, no exception to apply for, nobody to persuade. Only owners, landlords and the managers they have named can put a property up.

No agent has ever been able to list here, and none can start.

A home is only public once someone has checked it

A property appears in search after an inspection that records what was found and who found it. Until then it stays private, and the system itself refuses to show it — so a mistake on a page cannot let one out.

Every home you see in search has been checked by a person.

The record cannot be quietly rewritten

Accounts, complaint histories and administrator actions can be added to but never edited or erased. A correction is a new entry that cancels the old one, and both stay visible.

Nobody can change what already happened — including us.

And when a unit falls vacant

Letting is a step in managing, not a separate business

Publish from the property record you already hold, take viewings against real availability, and accept an application into a tenancy that is already joined to the ledger. Renters browse a marketplace with no agents on it — because can_list() will not let one in.
